The service

Move-out cleans for Warrington tenants, landlords and agents

An end of tenancy clean is the room-by-room deep clean a rented property needs between one household leaving and the next arriving, done to the standard an inventory clerk checks against. We are based in Warrington, so this is the work we do closest to home: flats around Bank Quay and the town centre, terraces in Latchford, Orford and Bewsey, family lets in Padgate, Great Sankey and Chapelford, and larger houses in Appleton, Grappenhall and Stockton Heath.

We price by the rooms in the property at £32.99 an hour, with a longer time allowance per room than a regular clean because everything is done to inventory standard. In Warrington that works out at about £99 for a one-bed flat, £115 for a two-bed and £132 for a three-bed house, with the oven, fridge, cupboards and inside windows included rather than charged as extras. You see the exact price before you confirm, we do not take card details, and the invoice can be addressed to you, your landlord or the agent.

Every cleaner is interviewed and DBS-checked by us and covered by our insurance. If the check-out inspection picks up anything about cleanliness within 24 hours of our visit, tell us and we send someone back to put it right at no charge.

What Warrington rental properties usually need

No two lets are the same, and the time a move-out clean takes depends far more on the type of property than on the postcode. This is what we see across the town.

Town-centre flats and apartments

One and two-bed lets around Bank Quay, Winwick Street and the Cultural Quarter. Open-plan kitchens mean the oven, hob and extractor are the first thing a check-out report looks at, followed by shower screens and balcony door tracks. Usually 3 to 3.5 hours.

Terraces in Latchford, Orford, Bewsey and Fairfield

Victorian and Edwardian terraces have more woodwork than any other house type: skirting boards, door frames, stair spindles and picture rails all need wiping down, and older bathrooms need time on the grout and sealant. Many are shared houses, which means several fridge shelves and cupboards to empty and clean.

Semis in Padgate, Fearnhead and Woolston

The classic three-bed family let. Bay windows cleaned inside, a full kitchen degrease, one bathroom and often a downstairs WC. About 4 hours, around £132.

Newer estates: Chapelford, Westbrook, Great Sankey

Modern houses are quicker per room, but they come with an en-suite and a cloakroom on top of the family bathroom, and each one adds time. Integrated appliances are cleaned inside, including the dishwasher filter and the washing machine drawer.

Larger homes in Appleton, Grappenhall and Thelwall

Four and five-bed houses with two or three bathrooms take 5 to 6 hours or more. Tell us the rooms when you book and the price is built from them, so there is no surprise on the day.

HMOs and shared houses

Landlords book single-room changeovers as well as whole-house cleans. Enter the bedrooms and bathrooms that need doing, and use the booking notes to tell us which room and which shared areas are included.

Who books end of tenancy cleaning in Warrington

Tenants handing back keys

Book for the day after you have moved your things out and before the check-out inspection. You do not need to be there; leave a key or key-safe code in your booking notes. The invoice arrives by email afterwards, with 7 days to pay, and doubles as proof of a professional clean if your deposit is ever disputed.

Landlords between lets

One booking gets the property ready for viewings or the next check-in. We invoice you rather than the outgoing tenant, and you can ask for the same cleaner at every changeover so they already know the property.

Letting agents

Send us the address, the access arrangements and the date the keys come back. Invoices can be made out to the agency or straight to the landlord, and each property is priced from its rooms so you can quote the cost on before you book.

Buyers and new tenants moving in

The same clean, done before your furniture arrives, so the kitchen and bathrooms are genuinely yours from day one. Book it as a move-in clean; the price is the same.

End of tenancy cleaning in Warrington: your questions answered

How much does end of tenancy cleaning cost in Warrington?

It is £32.99 an hour with all products and equipment included and no booking fee. Typical totals: a one-bed flat about £99, a two-bed about £115, a three-bed house about £132 and a four-bed with two bathrooms about £198. The oven, fridge, cupboards and inside windows are part of the clean, not extras. You see your exact price before you confirm.

Do I have to pay for a professional end of tenancy clean?

Since the Tenant Fees Act 2019, a landlord or agent in England cannot make you pay for a professional clean as a condition of your tenancy. What they can do is expect the property back as clean as the check-in inventory recorded it, allowing for fair wear and tear, and propose a deposit deduction if it is not. Most tenants book a professional clean because it is the simplest way to meet that standard, and the invoice is useful evidence if a deduction is ever disputed.

Which parts of Warrington do you cover?

All of WA1 to WA5: the town centre, Latchford, Orford, Bewsey, Fairfield, Howley, Padgate, Fearnhead, Woolston, Birchwood, Great Sankey, Penketh, Chapelford, Westbrook, Appleton, Grappenhall, Thelwall and Culcheth, plus Stockton Heath (WA4) and Lymm (WA13). Enter the property's postcode when booking and we confirm cover instantly.

Can you fit it in before my check-out date?

Usually, yes. Book online and pick a date; morning slots go fastest. If your check-out is in the next couple of days, message us on WhatsApp with the postcode and we will tell you straight away what we can do.

Do I need to be at the property?

No. Most tenants leave a key or a key-safe code in the booking notes; only your matched cleaner sees it. Landlords and agents usually meet the cleaner at the property or arrange key collection in the notes. The water and electricity need to be on.

Is the oven included? What about carpets?

The oven, hob, extractor, fridge, freezer and cupboards are cleaned inside and out as standard. Carpets are vacuumed edge to edge. Steam or shampoo carpet cleaning is a separate trade with different equipment and is not included; if your tenancy agreement requires it, book a carpet specialist for after our visit.

Can the invoice go to my landlord or letting agent?

Yes. Tell us in the booking notes who the invoice should be addressed to and which email it should go to. Tenants often have it made out in their own name so they can show it at check-out.

What if the agent is not happy at the check-out inspection?

We clean to inventory standard, following the checklist on this page, which is what agents and inventory clerks compare against. If the inspection flags anything about cleanliness within 24 hours of our visit, tell us and we send someone back to put it right at no charge. Deductions for damage or wear are a separate matter that no clean can fix.

Ready to book?

Two minutes online, no card needed, and the type of clean is already selected for you.
